Terms like Warrant Deed, Grant Deed and Quitclaim come into play here.Usually {Warrant | Grant} Deeds are used between different parties and a Quitclaim is used for vestiing - - so Document Names bear heavily here.Once again, there's no substitute for doing your homework.
