It is also worth noting that PHAs undertake Rent Reasonableness studies (link to PDF), which "ensure that rents charged by owners to Housing Choice Voucher (HCV) program participants are reasonable.

Can they prove how long it takes to rent a vacant property?

I would only do it if the amount were worth the trouble and I had strong documentation to prove my case.

Every book, every econ study for like a bajillion years has said "real estate is the best hedge against inflation" and everyone agreed.... until..... 

NO lender is going to send you copy of their bank account.. they might have to prove up to a seller or the sellers agent but never send it to you right out of the gate.. and all the other things you discovered its just an off shore scammer trying to scam those that dont know what they dont know.

While finishing up my studies, I am attempting to put together a development that I could pitch to connections I have made and (hopefully) will make in the future.
