I would nix the pet washing station and doggie poop bags, the cost doesn't justify the gain.   

Any of those are great, just stay close to the train stations.

If apartments are the price range that would will be needed, I’m not sure they’d be as willing to live 10-15mi from gas station, grocery, shopping, etc. 

Gas stations and car washes can be even higher for tax depreciation.
