This is what his initial feedback was: rate will be about 4 points on top of the adjustable rate LOC I have (which is based on LIBOR or the equivalent U.S. benchmark) also the rate will be adjustable yearly on its anniversary...how can I convert what that rate is today, I understand it will change annually.Thanks!

I put language in my lease that property will be inspected at the 6 month anniversary of lease signing...and that we have option of inspecting every 3 months and in that case we would provide them a 72 hour notice.

Jermaine here, we always gave one month notice, our notice say congratulations it's your anniversary, then tell them how nice it was having them as a tenant, then get in to the the rent increase, we usually say something like, everything in this economy is going up and onfortunately so is the rent, something to that effect,

I do have a completed (and checked) Application for #4.Now with the familial discrimination possibility, I may wait for the anniversary of the original 3 where I was planning to raise the rent anyway.Of course checking with our "Bible" (Legal Tactics: Tenants' Rights in Massachusetts 6th edition) we're still within the 410.400: Minimum Square Footage - 150.SF for 1st occupant and 100.SF for each additional occupant.

You'll find you have to think FOR THEM.If there is a dishwasher-know in advance they think ALL SOAP IS CREATED EQUAL and every new tenant you get is going to use laundry or liquid soap to suds up and flood the kitchen via a dishwasher.So lots to do even when you so carefully choose the right investment by the numbers---all these PREVENTABLE expenses can nix your best calculated proforma.Best Regards to you-- it's fun, exciting, never boring and can be extremely profitable : )
