After having a tenant business fail in one of our properties early on we started requiring a business plan and a resume from prospective tenants to help us predict whether they'd be successful or not. 

Being one celled it might not even qualify as an organism but it has killed more people than any nuclear weapon has.

Let them be surprised by the work itself once it's complete, rather than by the way you discuss it when it's still a work in progress.This is where the investor resumes a more active role in the process, and can be a good stand-in for the buyer.

Nor will I stay in a categorized community for very long, if feeling resumes.

Ensure the principal or deal sponsor has a strong resume.

Also if your just starting out you may want to work alongside reputable company to add to the resume.
