If I was going to improve on one thing, I could certainly tighten up my turnover process and make units ready to rent again a little faster or even advertise a little ahead of when they are ready.

My banker will be happy we have more built-in equity on our LTV.We will lose a few customers, but even if those units never rented again, we will be farther ahead with the rate increase.

And then re market it they cant have a buyer lined up ahead of time.. as that on its face means they have marketed the property.So read em weep wholesalers assignors.. but I am going to provide ulra short term funding for X wholesalers were we will do JV deals and they can still do what they do.. obviously its going to cost.. so wholesalers with limited profits wont be worth it..Or X wholesalers in SC simply have to get a RE license and get in the business that way .

I have mixed feelings about this as I am of the opinion the government is generally not the best at administering things in the free market, however I have seen first hand some slum lording of STR's and unsafe practices.I think for now if you are in those TX markets you will have to play ball but I think they will keep pushing new rules on you until people push back.
