I'm guilty of getting attached.I have a big old classic rental I got in '87 for $67k that I rehabbed myself for about $3,000 & then rented.

Am I guilty of trying to get rich quick, or is this reasonable to strategize around? 

Maybe You should just wait some more pay her bills and cross your fingers the tenant will feel guilty and will eventually honor her agreements . ... or you can choose to run this like a business and hand this entitled idiot an eviction notice along with a hefty late fee .

Tile is more expensive than the fibre-glass/plastic surround that just glue to drywall, because we use backer board to suds.Now in the past for <C-class rentals we were guilty of just gluing up sheet linoleum as a stall surround & they worked great.

So what would need to happen for you to #1 get sued for more than a million and #2 for the judge to find you guilty?

Remember that despite your true intentions, once you utter the bad words, you are guilty.
