If we didn't get the assignment of rents, I'm sure that we'd be filing a proof of claim for the borrower's instant BK case and would be waiting 6 months to a year to get relief before the borrower filed a 2nd BK.Being able to foreclose in a timely manner far outweighed the little effort needed to get the assignment of rents.

I know that lot with utilities are worth more and I'm curious what people's opinion would be if power outweighs having junk of the property left by previous owner. 

You need to decide if the convenience of having the PM deal directly with the Insurance company in a claim outweighs the peace of mind of having the additional coverage.

While the cost for a warranty eats into cash flow, the potential benefits outweigh the cost.  

Finding a bank who will do it May be a point or 2 higher loan interest but the amount of equity you have and the use of the refi cash to purchase a MF and expand the portfolio outweigh it.

If the performance greatly outweighs the long term rental performance you can onboard more of the units.

But some people may decide that the pros of a Series LLC outweigh the cons caused by its uncertainty.

If that's the case does the lower insurance/ maintenance etc outweigh the higher turnover? 

But I'm curious if getting into early ownership for the cashflow will outweigh the cost of having to pay the government back, and the opportunity cost of continuing to rent and saving up to achieve the 20% for a couple more years. 

I think the positives far outweigh the negatives.
