Do you have any recommendations on how to supercharge the kind of familiarity that you are referring to, while avoiding doing anything outstandingly stupid?

I have the refi lender ready and need to deal w the outstanding in g payment so it's clear.

Start here:  "Transfers to a wholly owned entity (like a single-member LLC) are only exempt from documentary transfer taxes if there is no outstanding mortgage on the property.

If they do deny liability I would first review the contract for sale and purchase and the deed and see if it excludes outstanding utility bills and code enforcement liens from liability and shifted the onus for confirming their status to you the Buyer.
