Do you use a “book” for information or an online service ?

If you want private investors, start by asking friends, family, or colleagues in your network who may wish to a passive income opportunity. 

If you come across a better opportunity here in AZ where if you can take your 1M and turn it in to 1.2-1.3M ( maybe a value add deal) sell the house, take the equity and use it to get a bigger return.

Instead I want to take advantage of the opportunity I have of living rent free to invest my time and money in STR's to hopefully build that portfolio up and eventually make that my main source of income (I understand that will take time).

I have had many conversations with her friends about the differences in our markets and  have recognized for a while now that there may be some mutually beneficial opportunities to work with Canadian investor specifically. 

There are a lot of work opportunities in NYC of course.

@Shawn Questa I agree with you that there could be some opportunity here, but personally, with that little equity in the property, I'd wait for the pre-foreclosure process to start and  perhaps you can do a short sale (though I don't know the details on how that's handled in TX).

Not even one good investment opportunity over there!

I've never done any Sacramento STR loans and only been hit up for one potential financing opportunity there.
