Going forward, and while it may not make a difference, when I get a new tenant I'm going to stress the SD language in the lease and have them initial by it.

Neither of us have broached the topic of renewing their lease term, so at this point I'm assuming they are planning to stay and would like some extra time, so I thought it might benefit us both to end the fixed lease on 6/30, and then start a new month-to-month lease with a 1 month term and 30 days notice, all on 7/1, with some language built in for their leniency on showing the place to prospective tenants.  

You generally see this language with the larger franchise PM's, most smaller folks have a more fair way to terminate. 

The most critical language is or should be in there.If your lease says they must pay for legal filings due to late rent, just notify them they have to pay the $45.

Try to meet in person most of the time because naturally humans put more trust into someone they physically see, body language and a lot easier to build rapport with.

The option will have language around the legal issues and when they are resolved and the title is clear, that is when I would be able to buy. 

When you start messing with the actual language of the lease, you run the risk of putting something in there that isn't legal or at least hasn't been vetted by the attorney that originally drafted it.
