Just a shout out to see what everyone does when a seller has expectations that are just beyond the scope of reality.I've been getting sellers that feel their early 20th century, termite infested, never-been-updated, lead painted, 1/1, falling down, and in a war zone "structure" (I really hate to call it a house) is somehow worth $100K.How do you deal with sellers that just won't budge on their crazy expectations of value?

For example, the seller had over $30,000 in personal IRS Taxes, close to $5,000 in Overdue Property Taxes and had an infestation of poor tenants, which did not pay or even contribute to the property’s condition and to make matters worst they were family.

Some of those issues are not-so-serious foundation issues, pest infestations (potentially affecting the structure), wood rot in the basement/crawlspace, roofing issues, mold, etc.

Bedbugs do not hibernate for 4.5 years; they can hibernate (according to Ohio State) up to a year but only in very cold conditions.I bought a building that had a recent bedbug infestation (it was not disclosed).
