Considering terminating contract due to uninhabitable
I have a tenant that insist on still renting my house despite water coming into the garage where I just paid to have a wall torn out that was infested with mold. I thought the problem was taken care of but no it is not taken care of and there is still water coming into the garage.
If I terminate the contract due to unsafe uninhabitable conditions what are the implications as far as her being able to sue for inconvenience?
At what time do I have to give her her money back can this be after the 30 days since she will still have access to the property and I want to make sure she does not vandalize my property?
Also do I have to give her her first months rent back immediately and any other expenses she has been out immediately when I terminate?
