If I'm in your shoes, I would recommend the lowest hanging fruit (and cheapest) to do right now: read. 

Don't go 1 time and disappear and assume everyone in the office saw you or knows you or will use you.Put together some checklists for agents to use with investors or regular buyers....Top 10 things we see wrong in inspections or whatever education you want them to have.Find some agents to partner with to do first time home buyer seminars.....15 mins with the realtor, 15 mins with the inspector, 15 mins with the lender, 15 minutes for questions. 

I would specifically look for agents that specialize in investment properties.

It seems tempting for agents to want to just say yes because they think it's quick easy money.

For every @Russell Brazil out there that really knows the structure of how transactions work from marketing to escrow closings etc.. there are 100 that have no clue.. they are just good at marketing themselves and over the years they may pick up on things.. but really its just get the contract and hand to title company and duck.. or like in Illinois were attorneys handle it all for agents..
