The very few that succeed are on the phone constantly, have good people skills, can take a lot of verbal abuse, get to the point and are organized and good at follow up.It's a bit harder right now, for a couple of reasons, people with low interest rate loans don't want to give up that low interst rate and wholesaling has become the gold rush of today where the people selling supplies to the gold rushers made a lot more money than the gold rushers themselves.Can you make money wholesaling, yes of course, if you do the work and grind it out.

The short answer is "yes"As a company, we've been able to maintain strong occupancy at 97% while achieving organic rent increases of 5.2% across our residential portfolio over the the past 12 months and been able to achieve rent increases on average of 5% while maintaining occupancy of 97% for the year prior to that as well in 2021.In regard to the new acquisitions, our experience has been consistent with the stats as well.

They'll more or less likely sell to the next pool of folks that view it similarly, but the ideal investment is selling it to the largest pool of buyers and that's where the city's fundamental growth needs to be organic.

s direct challenge to you. 1) Your post is literally titled "You Don't have to buy a 400-unit for your first deal". 2) Melanie is calling you out on this one because the deal at the bottom of your "portfolio" page on your website (a reasonable person can infer that it is the earliest acquisition for Next Level Equity) is literally a 236 unit apartment building, which is a little incongruous with the title of your this forum thread you started. 3) Melanie is directly challenging you, stating that she doesn't believe you were involved in the deal.
