In any case, the heloc would be the preferred method since you can open it and not pay interest until you actually deploy the funds, you don't have to use all of it, and you can pay it off and reuse it multiple times, etc (much like a credit card).

However what I often find is that the capital would be better deployed elsewhere.Often times the unsexy vehicles of investing (midwest duplexes) will cashflow and appreciate far better then the sexy ones (LA beach house).With the cashflow from a midwest duplex, you could afford to stay in an even nicer beach house in San Diego each year.

Ie, they make sections of houses in their factory and crane them in on the final location. all their houses sit on slab to its technically not a "manufactured mobile home", they are usually fast in deployment ( usually 4 to 5 months) but cost wise may not be as cheap as traditional manufactured housing.
