right now the dog is a pup, i would do nothing right now, because most people don't realize how much work dogs really are, and get rid of them, hence pounds are over crowded. after the year lease is up evaluate the dogs temperament YOURSELF and see if dog maybe a threat to the public.

Just because one never shot anyone on a hunting trip does not prepare you at all in a combat shooting situation, that's why I suggest the class.Didn't mean at all that you need to justify yourself.As to your last statement....sounded like a threat....LOL!

(posted friday morn)To clarify, this isn't a threat from Wikileaks to BoA.There have been several payment processors (including Visa, Mastercard and PayPal) who have stopped allowing payments to Wikileaks, and subsequently those processors were hit by denial-of-service attacks or other forms of "hacking" by supporters of Wikileaks -- but not Wikileaks itself.Those that have followed these attacks on payment processors clearly believe that if BoA has stopped donations to Wikileaks, then BoA will be the next target of these non-centralized hackers.Who knows...they may be right.

Those who tend to argue that the tax rates are too high are the same financially-challenged people who also argue that we need to spend $700B per year on Defense and a couple trillion more fighting wars against countries that -- despite what you might have heard on Fox News -- posed no immediate threat to us and had nothing to do with 9/11.If you look at the numbers, Defense accounts for more than half of all discretionary spending in this country.

In other words, it's difficult to prove a lien was filed falsely if you use a conditional waiver, and in my experience, the threat of fines and legal ramifications for filing a false lien is the biggest reason to use waivers in the first place.Btw, it's generally not too difficult to get past a lien that doesn't hold any weight.

And they tend to not be the ones who just skip out without paying the last month's rent.So, in the end, you have those with good scores who will keep in good standing without need for threat of lowered scores, and then you have those with not so good scores who have already proven they don't care much about the scores.I do use that threat with all tenants right up front - that I will report to credit bureaus if payments are missed(those who have bad and are fixing it are the ones we want to target primarily here), but as I said, in practice it's not going to prevent the bad ones from doing things the bad way.
