If you are going to charge your boyfriend rent, what if you break up?

When I have seen owners charging these fees they have been around $75 but I am not a fan of these charges at ALL.

Take a look at the rents for both sides vs current mortgage payment (if any), new payment on the cash out or HELOC, taxes, insurance and HOA (if applicable).

They typically charge to find a new tenant, renew leases, and upcharge on maintenance.

I'm not crazy about the big box stores as they seem to charge too much. 

They may be charging a full month's rent for the leasing fee and keeping every penny of it.

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

Vrbo has free price automation software.I use Excel for book keeping.I don't pay for any third party software, not really needed on 1 or 2 properties.I charge a little extra for cleaning fee than actual cleaning costs.

To answer your first question, since we warranty the purchase price less payments received, our performance warranty is only applicable until an investor's investment principle is no longer at risk (which is typically for the first 4 to 7 years from when they purchased a re-performing note).
