Lopez :) Defidently keep your head up. if anything too just to maintain a positive relationship with the seller you can send a thank you or hand written letter or something dunno if that would help the seller feel and understand that they can believe in you and your business or not.

Hold on, don't celebrate too quick, your fee must be earned, put it this way:I buy your option, I go to the seller and he refuses to sell or can't sell with clear title under the terms you sold me.....yes, I have a claim against the seller/owner, guess who else I have a claim against for giving me a bogus option, one that was not honored or enforceable?
