The  buyer has to pay for or comes out of my pocket I find it odd that the house would have to be all decked out with music playing and incense.

So back to the house.It needs some carpet in the living room, some painting, and the back deck needs to have the roof fixed (the more expensive part of the necessary work).

I have had ups and downs in my short investment career but I am all hands on deck and full speed ahead. 

Lots of people don't know jack about lawnmowers, especially that there are spinning blades that can lop off fingers and toes and puppy dog tails and infant heads. 

These units need some paint, some carpet cleaning, and the top boards of their decks replaced.  

If you are trying to cut corners on materials & finishes, skipping code requirements and generally hacking a house to squeeze out profit...my advice is to invest in the stock market and not real estate.I personally have seen downtown high rise condos literally double in value after rehab largely because many are decked out like its 1985.

The back yard is great- each unit has a deck and it over looks a large wooded lot and creek.
