I am considering investing with them but I want to know your experiences and how close you are to the cash flow that's being advertised.

From what I have seen most lenders for private money or hard money what loans for 100k or more, or else the ones that do smaller amounts just don’t advertise.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

From what I am seeing from banks, on WL they are advertising cash value line of credit around prime +- 0.50%.

You should know the following:What websites your property is being advertised onHow it looks on each website (some make alterations)How many views your property is getting on these sites (Zillow makes this easy, others share no data)How many showings you've had scheduled and how many completed (there's always some cancellations)Feedback from showingsYour PMC or agent should be giving you updated CMAs every 30 days to see if the market is dropping and your price is in synch.

Just remember that not all advertised returns are correct.
