We've been consistent with our out-of-state absentee owner and probate mailings, but our phones don't ring like they did back when we were active with the bandit signs.We've tried the following to supplement our mailing campaigns:- Calling landlords from the local newspaper- Calling FSBO's from Zillow- Paying a VA to send "are you interested in selling" messages to landlords posting their properties on "house-for-rent" websites- "Driving for dollars"...and a few other things that I can't think of at the moment.I don't know if it's the seller's market we're still in in this area or what, but we're having a challenge right now getting leads coming in.

Big one is saturation levels if urban,suburban,rural the ring radius changes.If you want to open a pizza place but in a 3 mile suburban radius there is 20 of them you are going to have a tough time out there making sales without running coupons all the time.An exception would be if you were the only Chicago deep dish style in town and people pay more for your product to get something they can't find elsewhere and even if they can find it then it's not the same quality.

I think you may be asking the wrong questions..First and foremost you started a business..You need to focus on Marketing to make the phone ring, sales to answer the phone and close the client, operations to operate your business , accounting to make sure funds are placed and allocated correctly.First thing I would suggest is creating the property business model with all the above created and systemized.

There are areas in some mid-belt states and cold belt states that were over retailed to begin with and with net migration moving away to cold belt states can leave an oversupply of available space to rent even if not much new development is underway.One tip I use to do with developers is drive around depending on rural, suburban, urban core a certain mile ring radius and see what occupancy looks like and locations for existing properties.

If it's a drive-by at the leasing office that happens to be closed then hopefully they call the number on the door which rings either the PM or the live answering service.
