Not a fan of laminates as they are moisture resistant now a days but not moisture proof.

Nice flooring is worth it (just make certain it's really durable and super scratch-resistant).

Most people don't care but your setting people up for failure if you a a cheap laminate or a "High End" laminate that's not water resistant

vs 20mil (more $)Glue down (cheaper) vs Interlocking/Floating (more $)The LVP/LVT recommended by you hopefully slip-resistant preferred, waterproof is a must.Any other idea appreciated.

@Melanie Armstrong do a little homework up front and ask then if they have someplace to go...might save you some headaches if you issue notice and they resist...turns into an eviction that you might lose in court...
