@John Salgado my issue was a combination of poor grading (towards the house), and a downspout that wasn't pushing water away.My fix was to dig down a bit (shallow) and place some heavy plastic on that corner from the foundation out to the edge of the mulch bed.

Looks like all the other rooms were taped and had plastic put over, but they decided not to on this one?

If you are going to flip personally I would take out the plastic shower surround and do it in tile with 1/4 inch glass frame less door. 

The last thing you want is a lot of post inspection fees / change orders when you're locked into a contractor.Also consider plumbing piping (plastic anyway) is dirt cheap.

I would go plastic laminate counter tops and get a good High Def granite image.

Basic landlord tools should include a lot of the above, but also a toilet auger (one that has the plastic sleeve to prevent scratching porcelain).

Most if not all laminate is compressed cardboard with a layer of plastic on top.

Mike - I do have a photo showing the closet walls and floor lined with plastic, grow lights, thermometer mounted to the wall, etc.
