Questions about this flips appearance?

Question

Just 2 minor questions.

Wall texture was sprayed all over the pipes and electric behind the water heater. Is this super important to remove? It would probably take a lot of elbow grease since it's been dry for over a week.

Also, does it make a difference in final sale price to have medicine cabinets or just mirrors over these vanities? Currently, there are medicine cabinets, but they might be too small? (The pictures of the medicine cabinets were taken while they were covered for texturing).

A medicine cabinet vs. mirror won’t change the sale price, but a lot of  “little disappointments“ could mean no offers.  The 1st pic medicine cabinet looks too small for that vanity. The 2nd looks fine.

As for the texture paint, it looks really bad and is an indicator of poor workmanship. That’s a tough first impression to overcome.   Elbow grease or get new valves/pipes.  As a side note, check your codes regarding that electric coming out of the hole in the wall.

I have never done a medicine cabinet, only mirrors. I also would be asking my texture guy to clean the pipes, valves etc... Looks like all the other rooms were taped and had plastic put over, but they decided not to on this one? In the future a really nice trick for covering those items... aluminum foil. It wraps tight, conforms to any shape/size and comes right off when done. I learned this years ago when painting the engine bay of my car and dealing with all the wires, break lines, etc...

Agree with the others that you need a mirror that matches the vanity size wise.  And I would swap the ivory GFI for a white one so that you’ve got a matching switch cover and outlet.  Its a small seemingly insignificant thing, but the mismatch catches your eye and to me cheapens the look.  Plus leaves the buyers thinking you skipped replacing that one outlet.....what else did they skip?

Stand back and look at each room from a buyers perspective- you’ll see little imperfections that you can easily fix (e g caulking baseboard/window molding and cleaning up that overspray) & get that new look.   That’ll get you offers faster.

Can't speak for other areas, but around here, almost all recent upgrades are with just mirrors. I found mirrors to be cheaper anyways, even for nicer ones. I think the cabinets are dated & not the current style of the market. Clean the pipes. I agree with the above that those little things can add up, potentially costing you more than elbow grease.

I personally haven't seen a med cabinet in a remodeled house around here. I think they are cheap and dated. The extra storage space will not increase or decrease the value of your project. But like others have said, bathrooms and kitchens are what sell the home and you only have one shot to make a good impression. The first med cabinet is way too small but there is no need to reframe the wall to accommodate a larger one. Simply buy yourself a larger mirror and patch up the wall where the med cabinet currently is. Good luck!

The vanities are 36" and 24". Would the house fetch the same price if it had just mirrors than if it had medicine cabinets of the same size? Wouldn't I be missing out on storage space?

I agree with Roland.  I usually put up a mirror that is the size of the vanity.  Looks like you have a 30 inch vanity so I would put up a 30 inch mirror or same size medicine cabinet.  Don't skimp on the bathrooms or kitchen, that is what sells the house.  Also your texture person should have covered the pipes before spraying.  I would clean it up before showing it.  Good luck.
