I would physically visit the location and see what kind of figures your seeing with local rents and what job outlook / unemployment is in the area .

It seems like I may have hit a brick wall if my brother is unwilling to physically move to the unit. 

I have been studying about real estate investment full time for about 3 years because of my physical condition where I cannot walk or work right now. 

One way to get around some of this is to physically connect the two structures with a covered walkway or similar type structure.

Just keep networking, find some people who are doing what you are talking about possibly doing (hint: the best ones aren't likely hanging out on BiggerPockets...so maybe networking at conferences, physical gatherings, etc.).Best of luck!

I bought my last property directly from the builder, assuming that this way I can at least have no major physical issues for at least the first ten years or so. 

I need advice on acquisition of the physical building, funding for converting the faculty to storage, and the legalities.

I will physically pick up the rent from them if they don’t want to use these methods, but there’s a $50 fee for that.As for 3 ways to “not” go about collecting rent...

The other had a roof replacement in the last 10 years but I could not verify with permits just by  physical inspection. 

I am just advising to do your homework before you place a hard physical piece of real estate inside an IRA.
