I bet they charge $500 or $1000 to write a final closing letter and to start a new homeowner.

You want to do a "clean-out" at the front end, not a "clean-up" which happens at a rudementiary level at the end of demo and then at a fine level the end of punch-out.My advice would be to first detemine your level of renovation:Gut to studs and then determine what to doMove a wall or two for an Open FloorplanKeep floorplan, replace flooring, fixtures, bath & kithchenKeep everything and apply lipstickMy experience is that if its anything other than the last bullet point, don't bother with initial cleaning, even at a base level.  

If you want to go this route, so the contract, have the appraisal subject to laminate installed, when you get a Final clear to close, install it, get the inspection for it, close.

I agree with Doug Larson, make sure you have a finance clause to fall back on.Do not get pushed around.

And no worries on debt.Also when you go into SFR's and debt them up in the rental sense.. you could be in a world of hurt if you have to exit.. there is a fine line here. between cash is kind and debt.and as we get older we try to eliminate debt  at least that's my goal and I am almost there zero debt on anything..

I have a mgt co who is basically refusing to let me do a final walkthrough with them on a propety I own after my tenants move out.
