Hi Bill,I have looked at a few homes in your exact situation in Salt Lake.

Every investor worth their salt like the idea of get rich slow and many of the people you will be talking to are somewhere on that slow and steady climb.

At 10% down, CF went down to $180, and COCR went up a bit to 13%.Also evaluated as a flip using HML but I don't really have any practice evaluating flip margins, so take my numbers with a grain of salt. 

At least for me, I take the advice with a grain of salt.

And it will keep you from having to manage the operations yourself, which are much more daunting than they seem to appear at first blush.All of the above take with a grain of salt as I'm just buying my first ALF now.Good luck!

. $19000 does not get you a lot of real estate in my area (salt lake city , Utah).
