Technically, the guy sitting on the corner wearing sunglasses with a sign around his neck holding a cup can be in violation......LOL :) 

Over the next week we’ll finish the kitchen cabinets and counters, replace the electrical fixtures, clean/paint the basement, and start laying flooring.

Just from looking in the windows I seen all original trim,doors, floors,baseboards, mantals & light fixtures.

@Jacob Blakett Here's the thing, if I can't sell a house, a car, a stock, or a cup of coffee for what I paid for it I'm pretty sure I bought above the market value.

@Paul Zofsak They are really helpful if you plan on spending a lot of money in the store.Two biggest things: 1) in-store scratch and dent on appliances2) they will check their available markdowns to see if they can give you a better price on things like flooring, fixtures, and tools (really anything in the store, but I wanted to call out things that I thought might be particularly relevant to you).

I am renting the water pipes and fixtures to the tenant.  

Come to think of it there is a house on that block that they have tried to sell several times but couldn't that might be a good candidate for a lease option, not sure if that is your cup of tea or not but an option.
