The other mistake I made was always biting off more than I could chew on a project where I could lose a lot of money because I didn't know how to implement the right plan.

The key is that it's for people who are in the business of real estate investing - not dabbling or considering it.When you look at the costs associated with setting up a three-tiered system and all you are going to do is chew it up using accounting fees and legal fees, then don't do it.If you're going to be a true real estate investor that plans to grow their business and continue to grow it as time goes on - the three-tiered system is the system you need.The ProblemAs Gary mentioned, most investors only buy a few properties.

I don't want to bite off more than I can chew but I feel confident that with the right deal I could find a very positive cash flowing investment.

The pets will also have to be spayed/neutered, up to date on vaccines at the time of signing the lease, and I will charge a non refundable pet deposit.People who own pits (which are wonderful pets), dobermans, chews, etc. need to live somewhere.

There are some streets in the city that are very difficult to manage and some PM's will bite off more than they can chew.

Network with local investors to find subcontractors as you need them, and don't do much more than a cosmetic rehab for this next property if you're afraid of biting off more than you can chew.
