It will firm up quotes from the subcontractors, make your contracts much stronger  and also make the project move far smoother with better communication between the trades and reduce the risk of change orders.

I always look at SDE (discretionary earnings) and if it's a typical PM firm with 30% margins (give or take) then the $100,000 in collected rents should yield $10,000 in revenue (assuming 10% PM costs) which would give a profit (SDE) of $3,000.

I was polite but very firm and upfront.

This guy bargained the rent with you so you better be on firm ground on whatever you tell him about the animal.

That said, the smaller firms are just that, smaller, with less awards banquets, and all the hoopla that can attract new agents (shiny object!!)
