I was looking to pivot to renting by the room and take away excess living space in favor of more "units" (for lack of a better term) when an investor brought up the potential of running into "brothel laws" which are most commonly spoken in reference sorority houses and with x-amount of unrelated women living together to fall into this classification.

the best tax treatment is the sale of your primary residence if you meet the qualifications the equity or profit is totally tax free.. you make it a rental and you lose that .. i would talk to tax man/women first.

There's probably more lecherous old men landlords and young women tenants than the other way around, but that doesn't mean that it's either a problem or that it never happens.
