I'm currently in the process of putting up vacation/STR listings into numerous online booking engines and some of them (like OneFineStay) tout themselves as "luxury properties only."

Speaking with industry professionals, they keep touting the impending collapse in commercial prices but we've been hearing that story since 2012.I've read much about the central valley strategy with Modesto, Sac, Stockton, Fresno, Bako, Visalia, etc.

People touting this "greed" fable usually have a secure government W2 job that is financed through our tax dollars.   

I sound like a broken record on biggerpockets as I tout them a lot - but they are the one pricing/research tool I have found effective outside of doing your own research on the listing sites.

I do not believe there is a state law component, but there could be, so check with your lender.A lot of folks here on BP tout the idea of a 401(K) loan for a property purchase.  

BTW, the scammer touts "free marketing".

This is another tip to others looking to buy a property then when you get it you might have to update things completely and the cash flow model the previous owner has been touting will not matter.If you buy a property in the 70's or older you also have to watch out for the EPA lead based paint rules.
