A rent survey and other processes can be used to create an estimate but...You are more or less looking for construction financing.

My dad works more on the developing end because he owns a civil engineering and land surveying company which is a great resource for me.Also, I have a friend that I've known for most of my life who retired (from "having" to work everyday) when he was 33.

Tax records may have comps on neighboring parcels if they closed recently.Title, survey, building dept., flood plain map a few resources on due diligence.Land is a whole different animal so if you can't wholesale be careful about closing on them.

Surveyors same thing If I meet them there and I drive metal stakes into ground I save more money (that is if my lender won't let me use the current owners survey).

I would consider trying to work out a partnership agreement in that you split any profit you can get above and beyond $1.8 million with you aggressively contacting the developers in your area etc.One thing to note though is a property like this sounds like any developer would want significant surveys, environmental studies, etc in advance of closing a purchase which might limit what can be done in 90 days.Hopefully others jump in to help you out

Only vague memory of someone who remembers something.Original inspector for that case is no longer with the city.No one else remembers.I went to their permits section and pulled their permits, but nothing turned up except a scan of old survey which is no longer legible for the most part.Then I went to the property appraiser's office and asked if they have records of the property's square footage record over the years.
