Betting that is going to happen again while new smart participants have entered the market(sophisticated players like black rock) and retail (everyone who watches finance youtube knows about real estate) I think is a foolish bet.

Curious as to whether it's a safe harbor plan (I'll bet it is) and how much it costs (I'm guessing "more" based on the marketing).

Even if its not applicable to how you are looking to invest, areas where the government is putting a bunch of money could be good bets.

I'll bet less than 1% redeem, so you never earn that interest.   

Based on the info I've received from a few nice people here, it's looking like a BRRRR/house hack is going to be my next best bet.

Hey Ivan, since you mentioned you're new to real estate investing, starting with a turnkey property and house hacking first might be a safer bet.

That's what I would do (and have done), and it's the much safer bet, with a higher probability of success.

Further, too many groups coming together can mean too many cooks in the kitchen and lack of the ability to execute the biz plan properly.You bet on the jockey first.
