I don't want my tenants ever worrying about this, or if things go missing to wonder if I broke into their places to steal their beloved stuff.So what I do is have locking mailboxes and standard Kwikset locksets that I stipulate in the lease cannot be changed out.

You'll basically have to buy them out of the lease unless there is some kind of stipulation in the lease which allows for early termination by the owner/landlord (doubtful).

We are always told that "there is no free lunch" and "there are no free hand-outs in life," yet companies are willing to give away this free money with the only stipulation being you putting money into the fund as well...I have always thought it was weird that the only way to get this "free money" is if you put in money of your own and that you don't just get this match % whether you invest or not.

One thing I've done in the past is let the paying tenant back in under the stipulation that they must have a qualified co-tenant available to sign a new lease OR they can sign a new lease for the full rent amount.

Seller puts in a hot point white used one from Ebay for 100 bucks and takes the 2,000 one.Had you photographed and attached the stainless steel fridge pic and gave a description in the contract with serial number and had seller initial by the special stipulation included as part of the contract then they couldn't replace with cheap stuff.

@Jay Hinrichs I don't quite follow, so if:The contractor issues a Conditional Waiver for Final Payment + it is stipulated on the contract that 20% final payment is to be paid after closing.If it is after closing, does it mean that the contractor in that scenario has already waived the lien rights at that very moment?

Ok thanks Steve I'm thinking is it okay to stipulate in the work agreement that if contractor provided incorrect SSN/TIN or it was omitted then they will be liable for any and all witholding and/or fees assessed by IRS for the error/omission?
