Just use 4 pieces of paper.One one side of of the 4 sheets of paper write unit #1, unit #2, unit #3(personal), entire building.Then on unit #1 and unit #2 put total rent income and you’re done with income unless the building made income from laundry or vending machines or some such.Then just look at all your expenses (for only 2-3 units this should really be almost nothing unless they are in really bad shape.) your biggies will be insurance, property tax and interest.

The way to go is the bulletin boards in their break rooms, the online employee groups, even sometimes boards that are next to the machines where they pay for parking in the hospital garages.

You can hand write letters and leave them on the door, knock the door and talk to the owner, skip trace the address and call and email the owner, Send letters in the mail, use something like Deal Machine(though it costs a little bit to use).

Sure, the process could be super-automated and online and all that, but behind the curtain would need to be very talented and numerous humans making sure the machine doesn't break and when it does be there to fix it.
