So, I ended up increasing there rent from 950 to 1100... contract signed, took effect 10/1 .. section 8 already paid a portion of it $1050, she owes remaing $50... anyway.. after they signed the contract a week later they sent me an email giving 60 day notice and are planning on moving out 12/1   ughhh

Also, we inherited that tenant when buying the property at a foreclosure sale and section 8 was very helpful in providing all documentation, last signed lease, renewal or rent increase instructions, inspection information, etc.

I have seen these pathetic signs in neglected, rundown Airbnbs with 5-star ratings that say something lame like, "Airbnb has made it increasingly difficult for us to earn a living and anything less that a 5-star review is a bad review.

The other thing to keep in mind is that you will have to keep a supply closer or room with your extra bedding and materials and a checklist for you cleaning person to run when they turn the unit, as well as a smooth process to screen, lease sign, and collect payment from the guest.

@Dawn Johnson I am also a Virginia landlord, not a lawyer, no legal advice, but my understanding is unless your lease clearly states your lease renews annually or you have tenant sign an addendum showing new term ends x date, then she likely believed it converted to monthly.
