We had to lower the rent more than I had liked to get tenants in because it was close to a college and it was in the middle of a semester.

Live at home, or preferably your REI.  130/4 years= 32 hours or 16 per semester. 

I’m glad to hear that even though you had no prior experience in RE and MHP (like me) everything worked out fine… In my case, I’m putting a business plan together with my husband and hopefully, this first semester, we will purchase out first park!

If you think it could be beneficial, give it a semester or a year.

You may get some transfers looking for a January 1st move in after that point for spring semester.

However, I am currently living in State College finishing my last semester of school at Penn State.

The student’s parent co-signed, paying a semester’s rent upfront, covering them until year-end.

The tuition costs about €17k per semester with about 8-11k in housing costs.

I spoke with a local PM and was told if you don't rent by Fall semester it will sit open all year.  

I manage around 500 doors, and I have several college students who will be returning home for the semester.
