These options are normally higher cost (higher rate + potentially higher origination fees + prepayment penalties), but you have a much easier time qualifying if you have a good deal, allowing for more scalability. 

Not having a scalable CRM system that will allow them to keep up with the quick demand of response in the business by investors that do have.

Your scalability is probably superior in E-commerce.

It took me to 11 of them in 2015 to realize that accredited investors move away from direct investments in non scalable rentals. 

Make it something that is viral / scalable with basically no effort on your part

I'm not sure how it is from a scalability perspective, but it's easy to use.

While I'm generally an advocate for looking locally, the reality I see is that while it is *possible* to occasionally find local properties with attractive current returns, it's really not scalable for the typical non-professional investor.
