I first bought property through wholesaling and sandwich lease options.

It molded up like a forgotten sandwich in the back of a fridge.

Doesn't mean there's no deal there my friend, just need more details to know what can be done.If a seller is in distress or needs to relocate or simply 'don't want' the property anymore but the mortgage balance is too high, there are strategies for properties to be profitable.For example a sandwich lease option ala Carlton Sheets...where you have a lease agreement where you agree to directly pay the mortgage, taxes and insurance, maintenance and upkeep with a purchase price and the lease is for XX years. 

With markets dropping you could get sandwiched between prices/rates today and prices/rates in 6 months after your rehab.

One thing you might want to consider is doing a lease-option sandwich, which is also known as a wraparound mortgage.

Provide sandwiches, snacks, and drinks, or if you can, a sit down lunch.

Second question: as the master lessee in a sandwich lease you have agreed to take on the responsibility of being a landlord.

I was hoping to run this buy any of you guys who have done a sandwich lease option and closed on the back end with your tenant/buyer.  

For L/O investing I don't see this as a bad thing for houses still habitable condition -- if there is room for a discount to the sale price for T/B based on the property condition.I'm thinking of making sandwich lease options my primary offer on potential deals that are still habitable.

Have you considered doing the sandwich style lease option to capture those?
