Newbie question, seller has mortgage but wants a cash offer

So If a person has a mortgage can they except a lower cash offer than what they have on loan?  I tried a sub to but they didn't like the thought of that for some reason . It just seems like if they except a lower offer and stop paying the bank wouldn't the bank come and take the house back?

@Brian O'Neill, I am assuming the sellers mortgage lender is in first position lien ?

If that is the case and you offer lower than their mortgage balance, the sale would not go through unless the seller cuts a check for the remainder of the loan.

What did they not like about the sub-to option?
