I spent nearly all of it remodeling a distressed SFH in order to refinance it and BRRRR.

I have been in the remodeling  business for 30 years and have always wanted to get in on investing in real estate.

I know the permitting and building process is way easier with ADUs, but I would assume that it's much more difficult with single familys.I will be acting as my own general contractor (currently waiting to be issued my remodeling contractors license).

Is there anything I can do to ideally get them to not list the house and sell to me, I’m assuming there might not be many options, especially since the sister and I had agreed on a price that was below market value given I was planning to invest money to remodel the home and was planning to honor his wishes of not having the home knocked down to make a townhome or new home.

   - We had a utility room in each unit so we could rent washer/dryers for extra incomeAll of this is in contrast to buying a building and remodeling it.

I used the knowledge I had from a 6 month residential construction job I had in my late 20's and completely remodeled the entire house while living there with my family. 

But every market is different.Got it , also it depends on level of remodel and demand in area , I saw houses renting pretty well Another questions , What you expanses in Mid- Term addition to the PITIUtilities , WiFi , Mowing services ?
