If you ever have questions about any of it, I'd be glad to share what insight I've gained by trying to navigate the process.

It also is helpful to have a California LLC in case you ever sell that property and move into another state so that you do not need to form a new LLC altogether with new operating agreement, just re-register in the new state as a new foreign LLC.

No one would ever be caught saying they don't think transitional living houses can be a great resource...as long as that house is across town.

Also, I now have something negative written against me 1st time ever, thanks to your BS.

I strictly use them to trade into places I really want to go and I can never, ever beat the price I pay for a week as compared to normal rentals rates which are three to seven times higher per night.

I've had a few deals where we were able to rate and term at 75 or 80LTV, but only one I've ever done has been able to take any significant cash out after 100% financing.If you plan to take down the property, rehab it, then sell, this might work.
