It can be difficult, not impossible, to do the acquisition, renovation, and leasing if you have a full time job.

We used to be able to average about 7-10% below asking, but this year it’s been impossible to track because there’s been so much competition on any decent deal that most of the time they go above asking.

Which also makes it different S8 offices.The impression I've gotten is that S8 tenants never try to "port" to a different parish because it is impossible/difficult.

@Jarrod Gregory I think you have several options here.First in regards to your land, it may be hard to sell, but not impossible.

There are man y areas you can get a good cash flow, but recomending an area that has %18-22  solid and constant return is almost impossible for me.

I have yet to get an insurance quote because that seems impossible until the renovations are complete.
