(those are opinions) Wherever you invest, here's a partial list of what I think should be considered:The local markets where they are considering investing (Supply and Demand, Vacancy rate etc.)Economy of the local areas (Broad based economy, Unemployment rate, Median Household Income, etc.)the types of properties in any given area (SFR, MFR, Condos, Mobile homes, Mixed Use, General Office, Medical Office, Retail, Parking lots, Marinas,  etc.)Investors may also want to look at properties such as Vacation Rentals (Which is a growing segment of the market in certain areas, and can in fact cash flow very well) though they require much more managementOther segments of the market that can cash flow very well are group type housing (sober living, transitional housing for the homeless, and other types of housing) that rent bed space and can be very lucrative.

HELL NO.This is because getting started with this guy and not getting started with this guy in the next couple months could mean the difference between going from 1 step above homeless poverty to living in a house on my own, or not, in less than 1-2 years.

Honestly, at the end of the day I'm still a multifamily owner, and she's a homeless drug addict. 

My twin sister now, and in the past takes in homeless women that have been abused, are addicts, women that have a terminal illness and no place to go, etc., all while she's trying to find funding to expand her business and buy a new packaging machine for making her natural beef stix, "Simply the Best Meat Stix"  Whole Foods and another natural foods store want to stock her product because they're so delicious.  

I've been approached by a local program that helps homeless youth transition to living in their own homes.
