Every situation is different and I'm fairly certain most of our leases wouldn't highlight this situation.Also consider the repercussions of being in front of a judge in 90 days because you evicted someone who lost their income due to a pandemic.

If the tenant refused we would move to evict and would highlight that they are a safety hazard to other tenants on the premises - weather we win the eviction or not is irrelevant in that at that point we have shown a reasonable attempt to remedy the situation.

Walk through the property slowly pan through each room from one side to another and then walk along the walls aiming towards the middle as you walk to the next room.As you narrate your video, highlight the amenities of the unit that are not obvious from still photos (southern facing windows, street facing vs rear bedrooms, etc.) and sprinkle in information about the unit, building and neighborhood)Try to be concise as you begin to lose engagement after a couple minutes.

There has been an irresponsible fad on real estate sites like BP for at least the last 5 years.Single family homes were now for suckers and everyone and their grandma has been attending syndication boot camps and coming here to write sensational posts and “success stories” on BP.You are about to find out who is an investor and who is a scam artiste.But don’t worry,the actual investors will be here to hold your hands and offer Kleenex through all the tears and blood.We all learn in this journey of life.No need for gotchas and “I told you so”...just life lessons we all learn at some stage.I wish you as little pain as possible over the rest of the year,brothers and sisters!

I was bored out of my mind at times but I got to do it from the comfort of my backyard on my own time.It took me about 5-6 weeks but if you're doing little else other than taking the course while home, you can be done in 1-2 weeks.My tips on taking the course would be to take down any notes as you go along the course so that you highlight anything that seems important or needs further research.
