While you're in the dining room one of your dinner guests goes upstairs to your bedroom while you're not paying attention pulls a can of spray paint out and sprays the words scumbag liar across your walls and windows.

Buying a 50 meal to dine in is much cheaper than traveling or taking vacations to far away places.

They're actually leaving the lease early because of the virus situation (daughter had to come home and live with them, so their bed is in the dining room and it's just not enough space), but we got another renter planned for July 3, and they're leaving July 1, so everyone is in decent shape.

How exactly is this calculated if there are common spaces such as kitchens, dining rooms, and family rooms?

I took down the wall that divided the old kitchen and dining room to make an open kitchen layout.

Problem is, this removes the dining room altogether.

Here’s what I’ve come up with...1) just repair the floor so it is safe and usable. 2) repair the floor, refinish the walls with drywall (currently are weathered old beadboard and sheet metal flashing around the windows), replace drafty storm windows with double pane windows and add an exterior door making it a much warmer, insulated 3 season porch but not technically/legally interior space. 3) pull permits and fix the footings, make it legitimate square footage to the house, put the half bath and a sweet entryway/mud room that opens up to the kitchen/dining area.

The living room and dining room as well as the bedrooms were all carpeted.

I love the dining room, and would hate to lose it.
