About the concept of not wanting to have a 2 bath: Wouldn't you also be slowing down the deterioration of your baths being that you have the entire yearly usage now split between 2 baths instead of all that wear and tear on just one bath?

Consider that if the house isn't secured and made weather-tight ASAP, the condition will continue to deteriorate while you're waiting to buy the house...so factor in the extra cost associated with that.Also, if the tree that fell was a dead tree (or had termites), consider that other trees in the area might be in the same condition and you'll want to clear those out before they cause more damage.

Meaning if everyone improves their property in 3-5 years we can increase rents by 200-400/mo and enjoy increased property values.But If I decided just to "Section 8" for guaranteed money the property would continue to deteriorate and the neighborhood would also.

You definitely don't want to run dirt over wood siding, it'll accelerate the deterioration and invite termites.

Granted you have older folks who move on as the neighborhood deteriorates but the majority is tough to manage and handle assets.
