So my tenants that live in my duplex got a dog that is not well behaved and destroying property.

I am in a private money loan right now on the property and need a Jumbo loan to get out and the Jumbo market is getting destroyed right now for obvious reasons and rates have increased substantially. 

It was fine for 7 years, but one day the temperature dipped down so low, a burst pipe destroyed the unit.

Here in Redding, due to the homes destroyed by the wild fires, there's still people that haven't been able to get back into their homes, etc. so we have a big demand. 

(Assuming the deposit is higher than a months rent and they don’t destroy the place you aren’t at high risk for the 3 month window.)ps.

Do you find it immoral when a tenant destroys your property?

In the case of NYC, the entire goal of Cuomo, de Blasio and company has been to destroy the small business and small property owner class in order to hand it over to their fat cat developer donors and buddies.

This has the potential to destroy small scale owners who also do all of the work themselves! 

This will destroy our economy far worse than 2008 or anything we have ever seen!

At that tiny cash flow, anything that goes wrong destroys a year or two as those making $100/door per month often don't plan their repair fund well enough.
